What to check before buying a new home near Lake Conroe
Proximity to Lake Conroe changes three things a buyer should verify: which special district serves the property, whether any part of the lot sits in a mapped flood hazard area, and who supplies water.
The adopted rates
| School district | Total | M&O | I&S | On a $265,000 home |
|---|---|---|---|---|
| Willis ISD | 1.035% | 0.667% | 0.368% | $2,742 |
Rates are per $100 of assessed value, adopted for tax year 2025 by the Texas Comptroller. The dollar column applies the rate to a $265,000 assessed value and excludes exemptions.
Which district serves the property
Lake-adjacent development in north Montgomery County is served by a patchwork of utility and water districts rather than a single municipal system. The district that serves a given lot determines both a tax line and who to call about water pressure. Confirm it from the appraisal district record, not the community map.
Flood hazard is parcel-level, not neighbourhood-level
Proximity to the lake does not by itself place a lot in a mapped special flood hazard area, and distance from it does not exempt one. Mapped hazard areas follow drainage and elevation. Check the specific parcel against the federal flood map before assuming either way, because the answer drives an insurance requirement.
Water supply and the groundwater surcharge
North county water supply involves both groundwater and surface water from the lake, and regional groundwater reduction arrangements add a surcharge that appears on the water bill rather than the tax bill. It is a real recurring cost that no listing discloses.
Lake level is managed, not natural
Lake Conroe is a reservoir operated for water supply, and its level is drawn down at times under a managed schedule. Waterfront expectations formed in a full-pool month should be checked against how the lake is operated across a year.
